Estate Management
Woking Borough Council has an enviable track record of successful Estate and Asset Management and aims to be fully self-financing in the near future. It now holds a large and highly valuable investment portfolio, consisting of around 500 commercial properties, including Peacocks and Wolsey Place shopping centres, several industrial estates and some of the largest office buildings in the town.
Estate Management provide a comprehensive service dealing with a variety of matters relating to both the operational estate and commercial estate. Key areas include day-to-day management, rent reviews, lettings and acquisitions, valuation and commercial debt recovery. We also develop key strategies and policies in relation to the built estate in the form of a Strategic Asset Management Plan and oversee delivery of key actions as part of this.
The management of such a large and diverse estate does not come without its challenges. However, our success so far has only furthered our ambitions for future growth. We have a clear policy to acquire further property and land, as well as to ensure the effective management of those already within our portfolio in order to boost the economic vitatlity of Woking and increase revenue further.
Your role
In this diverse and exciting new role, you will support a small, high performing professional team and work with external professional advisors. You will also be responsible for your own estates case work. In this role you will be required to;
- Take responsibility for all property records and systems, including the coordination and collection of data, verification, updates, analysis and report writing
- Administer and understand property related financial records including imputing capital valuations, calculating service charges, processing invoices and payments and dealing with debtors
- Undertake routine inspections, audits and compliance checks
- Negotiate wayleaves, easements and licences including for grazing, access and the letting of market kiosks
- Provide administrative support to the Market Manager and deal with enquiries and advertising and social media on his behalf
WBC will also help support you to work towards a suitable workplace based qualification initially in Business Administration with potential to train in something more specific to the property sector.
